"What's a cap rate?" One of the best questions I get. 👇
Cap rate = Net Operating Income ÷ Price
Example: a building earning $100K/yr NOI that sells for $1.5M is a 6.67% cap.
Higher cap = more income for the price (usually more risk).
Lower cap = paying up for safety and location.
